5. The following requirements of the Planning Authority’s Conservation Officer shall be fully complied with prior to the commencement of development: (a) Revised drawings shall be submitted to show replacement suspended timber floors and replacement concrete floors to ground floor level. Drawings shall show proposed installation and radon barriers. The applicant/developer shall confirm if the red and black quarry tiles shall be salvaged and reused. a) Revised drawings to omit the infilling of the basement void with loose aggregate. The space shall remain clear and ventilated. b) Drawings to show the retention and repair of the basement lightwell. c) Floor plan drawings cross-referenced with photographs to record the condition of the first-floor floor structure. The drawings shall identify any areas of floors that could be retained. The applicant/developer shall provide a percentage estimate of the level of historic timber that could be retained. Localised supervised opening up may be required to enable the survey. On receipt of the survey, the planning authority shall agree the level of floor structure demolition and any areas/fabric to be retained. The applicant/developer shall engage with the Conservation Officer to agree the final approach. d) Survey drawings shall be submitted and cross-referenced with photographs of the existing internal timber roof structure. The drawings shall clarify if the roof contains any principal trusses and shall be marked to show affected or sound timbers. The applicant/developer shall provide a percentage estimate of the level of historic timber that could be retained. Localised opening up may be required to enable the survey. On review of the submitted documentation, the Planning Authority shall provide written approval of the extent of timber replacement. The applicant/developer shall engage with the Conservation Officer to agree the final approach. e) Samples of masonry cleaning, raking, repointing, stone work and sill repairs for review on site by the Conservation Officer. The applicant/developer shall submit details of five recent examples of specialist re-pointing works carried out by the proposed contractor on protected structures of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works. Photographic sample of the proposed vent cover for the written approval of the Conservation Officer. f) Clarification that all historic glazing shall be retained during the conservation of the sash windows. Product details of the proposed slim-line double glazing units to confirm that they do not have fritted glass, visible spacers, spacer dots or vacuum seals and that they shall be appropriately putty-faced finish with a glazing-compatible putty. g) Plan and elevation drawings at a scale of 1:20 of the accessibility ramp with photographic samples of intended finishes. Drawings shall indicate how the ramp structure would connect with the historic structure. Reason: In order to protect the original fabric, character and integrity of the Protected Structure at the Meath Hospital complex and to ensure that the proposed works are carried out in accordance with best conservation practice.
