10. Landscaping b) Landscape scheme to be implemented ii. The landscape scheme shall be modified to include subject to agreement with the Planning Authority: (i) Railings to the northern side of the public open space, (ii) Modification of public seating locations, (iii) A review of the railings and gate design details, (iv) Planting screening at ground level private open spaces, (v) Biodiverse green roofs, (vi) Natural stone finishes to all the public open space paving. (vii) The surface areas of proposed plain concrete finish for hard landscaping shall be omitted and replaced with a material of higher quality (in both finish and material) e.g. natural stone paving, hoggin, gravel, other high quality finish iii. The amendments shall be submitted to the planning authority for written agreement with the approved landscape scheme shall be implemented fully in the first planting season following completion of the development or completion of any phase of the development, and any vegetation which dies or is removed within 3 years of planting shall be replaced in the first planting season thereafter.
