5. Prior to commencement of development the developer shall submit revised drawings and documentation for the written approval of the Planning Authority demonstrating the following revisions: a) Omission of opaque glass fins on the upper floors on the eastern elevation overlooking the pocket park. b) An additional window shall be provided at ground and first floor level in no.7 Albert Terrace overlooking the pocket park. c) That the eastern wall of the retail/café aligns with the eastern wall of the WC, thus increasing the floor area of the café. d) Sections and elevations of the treatment for the proposed roof light serving the community space shall be submitted. e) A schedule of the net floor area of community space in 5-7 Albert Terrace shall be submitted. f) Revised floor plans showing an increase in the usable space at level -1 for community space overlooking the community courtyard ensuring that the net community space provided within the overall development amounts to 740sq. metres as per the permitted development. g) The rectangular space to the southwest of gridline 3B is considered unusable and this space shall be accommodated overlooking the community courtyard at level -1. Reason: In the interest of proper planning and sustainable development.
