4. The following requirements of the Conservation Division shall be adhered to: (a) A conservation expert with proven and appropriate expertise shall be employed to design, manage, monitor and implement the works to the building and to ensure adequate protection of the retained and historic fabric during the works. In this regard, all permitted works shall be designed to cause minimum interference to the retained building and facades structure and/or fabric. (b) The applicant shall submit the following information to the planning authority for their written agreement in advance of works commencing: i. A method statement for the gentle steam cleaning of façade brickwork. ii. A method statement for traditional wig pointing to include a conservation-led specification of the pointing mortar which shall not exceed NHL2 in compressive strength. The use of tuck pointing is not appropriate and will not be permitted. iii. Five examples of previous re-pointing projects of a similar nature carried out by the appointed specialist pointing contractor. iv. The applicant shall submit 1:20 drawings for the new sash windows with 1:5 sections of historically accurate glazing bars. Sash windows shall be hornless. v. If double glazing is specified, it shall be slim-line, shall conform to EU directives, shall not contain visible spacers, spacing dots, fritted glass or visible vacuum seals or plant-on glazing bars. vi. A method statement for the installation of new sash window units. Expanding foam shall not be used in the gap between masonry and timber frame. vii. Method statements for any localised repairs, timber preparation and repainting of the existing windows shall be submitted. viii. 1:10 drawings of the proposed fanlight with specification for materials, a method statement for installation and shall provide photographic samples of neighbouring historic fanlight which shall act as a template shall be submitted. Reason: In order to protect the original fabric, character and integrity of the Protected Structure at 43 Fitzwilliam Square West and to ensure that the proposed works are carried out in accordance with best conservation practice.
