3. Prior to commencement of development, the applicant shall submit the following information for the written agreement of the Planning Authority: a) A detailed set of record drawings of the extant small rear return and a salvage strategy for the historic materials to allow for the retention and incorporation of the historic materials in a meaningful manner within the redevelopment or for the authentic repair / reinstatement of similar structures. b) Detailed foundation drawings and junction details at 1:10 between the new constructions and the historic boundary walls showing the new proposals constructed wholly within the boundary walls – with no impact on the historic boundary walls. c) A detailed drawn record of the extant historic walls along with a specification and methodology for all repair works required to boundary walls and the proposed opening up works required to facilitate the proposed new vehicular gates. d) In advance of any demolition works commencing, the applicant shall submit updated, detailed proposals (including specification and detailed drawings) for the protection and structural stabilisation of the historic boundary walls to the rear garden. e) Details of the proposed new gates that shall provide confirmation on the dimensions, the structural supports required, the proposed materials, the mechanism and fixing details shall be submitted. The extent of fabric removal shall be to the minimum possible. f) A methodology for the protection works for the historic floor tiles that shall confirm: i. the extent of surviving original tiles; ii. the extent of tiles that are proposed to be retained and those that are to be removed, iii. a detailed specification and methodology for the careful lifting, repairing and reinstating for all extant historic tiles and iv. a salvage strategy for their careful reinstatement/reuse. The applicant shall endeavour to retain in situ as many of the original floor tiles as possible. g) A more detailed soft landscape proposal for the rear garden that endeavours to maximise the extent of grassed surface / soft landscaping / vegetation / trees. The applicant shall provide further information on the tree proposed to be removed and further detail on replacement trees. h) A specification for the hardstanding for the new vehicular space, noting that the preference of the Conservation Officer would be for the grassed surface of the rear garden to be interrupted as little as possible. The applicant is requested to consider the introduction of a grass-crete (or similar) surface in this location or gravels in a more informal manner so that the impact of the proposals on the soft landscaping / grassed areas can be reduced. Reason: To protect the fabric, character and integrity of this protected structure.
