4. Prior to commencement of development, the developer shall comply with the following requirements of the Conservation Section of Dublin City Council: (a) The applicant shall undertake an assessment of the existing shopfront and its interior to determine the presence of historic fabric, including an historic entrance door to the upper floors. Where historic fabric exists, the applicant shall consider its re-use, where possible, and address the following in an alternative design: i. The applicant shall confirm whether historic ceiling fabric survives above the suspended ceiling and submit detailed 1:20 drawings for the proposed shop fit out, identifying any historic fabric in the soft strip out works. ii. The applicant shall submit a good quality front-on photograph and 1:20 elevation of the existing door to the staircase and adjacent shop to determine whether this is the historic door. iii. The applicant to review the archive photograph of the White Star Line within the Conservation Impact Assessment and Methodologies document and present a revised proposal that is more in keeping with the historic 3 bay arrangement of the shopfront.
