4. Prior to commencement of development the Applicant shall submit 1:50 and 1:20 drawings for the written agreement of the Planning Authority in advance of the fabrication of the respective elements to indicate the following: (a) Elevation drawings that demonstrate the highest quality zinc cladding, and all key junctions between the new extension and the existing chimneys and parapet. The existing chimneys between Nos. 4 and 5 shall remain in position and their legibility shall be ensured. (b) Revised front elevation of the penthouse level extension that combines the full-height glazed window and door in a central position to relate to the symmetry of the fenestration in the façade below. The combined window and door could be addressed in an accordion arrangement or similar if required, with the penultimate solution to be and elegant design using a high-quality slim-profile metal framing coloured to match the zinc cladding. (c) Drawings that demonstrate the rainwater disposal from the new roof-level extension.
