6. Privacy/overlooking a. Prior to commencement of development the applicant shall submit for the written agreement of the planning authority details an appropriate privacy regime for the apartments’ private open space areas and ground floor residential facades. This shall include: i. The positioning of 1.8m privacy screens (profiled as required) between adjoining projecting elements of balconies and to the sides of patios and entrance zones. ii. Details of the planting/hedge screening buffers to be used at ground floor level – with sample sections to be provided b. Balcony/patio glazed screens shall have an opaque treatment. c. Overlooking from the above ground floor level southern opes to the three blocks shall be angled/redirected as best as possible to maximise privacy to parties further to the south. Reason: In the interests of residential amenity.
