4. The following requirements of the Planning Authority’s Conservation Section shall be fully complied with in the proposed development: a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: (i) A detailed window survey shall be carried out demonstrating the condition of all windows. The window survey should include a detailed description of the existing timber windows and detail any surviving historic glazing. It should include detailed photographs of the existing windows. Details of the extent of the required repairs to each window shall be outlined. (ii) Detailed condition survey and methodologies for the repair of the historic fabric, internally and externally. This is to include repair of the roof (including repair of structural roof timbers, proposed slate finish and repair of verge), repointing of stonework (including mix and joint finish) to southeast elevation and render finish as required and lifting and re-laying of the historic stone slabs at ground floor level. The methodologies should demonstrate that all works will be carried out in line with best conservation practice. (iii) 1:10 details of the proposed floor build-up in the lower ground floor including any excavation required to lay new floor, and details on the proposed make-up of the floor ensuring reversibility and breathability. The full extent of historic stone floor slabs is to be confirmed on a plan drawing. The reinstatement of the historic floor slabs above the concrete floor is also to be confirmed. (iv) Elevation drawings of the boundary walls clearly indicating existing defects and all proposed repairs (coordinated with photos provided in RFI submission). (v) Details on the proposed new finish to the courtyard area are to be provided. It is recommended that the provision of some soft landscaping to enhance the amenity and setting of the historic structure is recommended. (vi) 1:20 drawing of the proposed boundary between the rear of the Protected Structure and the mews, ensuring this is of sufficient quality to not adversely impact the setting of the Protected Structure and historic mews. (vii) 1:10 details of all proposed windows are to be submitted for agreement in advance of commencement of works. (viii) Full details of the proposed rooflights including material and colour are to be provided. The proposed rooflights should be of a traditional style in keeping with the character of the historic structure and the setting of the protected structure. The rooflights are to be in a traditional portrait orientation.
