2. The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council: (b) Prior to the commencement of the development, the Applicant shall submit for the written approval of the planning authority: (i) Justification for the proposed design of replacement fire-rated door sets. Panel arrangement and architrave mouldings shall be historically appropriate for a Dutch Billy house. Where possible, historic architraves shall be identified, retained and upgraded. (iii) Revised designs for historically accurate façade windows to the front and rear. The Applicant shall carry out further desktop research including the sourcing of any early photographs of the house to provide an evidence-based design for replacement windows. The applicant may wish to access the National Library of Ireland collection to review the series of aerial photos: Bridgefoot Street, Dublin, Morgan Aerial Photographic collection, July 1955, Call No.: NPA MORPRINT54. The images may be viewed online at nli.ie. The Conservation Officer suggests that the original windows installed as part of the reconstruction of the façade may have been casement. The Applicant is requested to consider replacing the inappropriate uPVC windows of the rear elevation with early 18th-century style hornless six-over-six timber sash windows. (iv) Method statements with specifications for repairs and interventions to historic fabric including, but not limited to, the stairs, floors, ceilings, walls and roof. (v) Drawings which omit the proposed installation of internal wall insulation to the rear and side elevation to east and to restore the historic plasterwork in these locations. The Applicant shall provide a specification for breathable insulation (such as calsitherm or equal) that is not over-optimised or insulated lime plaster for the front elevation. Detailing of junctions shall be carefully addressed to mitigate cold bridging.
