3. The following requirements of the Conservation Division of Dublin City Council shall be strictly adhered to: b) Prior to the commencement of the development, the applicant shall submit for the written agreement of the planning authority: (i) Revised plans to reduce the number of soil vent pipes from two to one to minimise negative impact of excessive service drops from the large first floor master bedroom ensuite directly above the entrance level front reception room. The applicant shall consider installing the soil vent pipe in the area of the inner chimneybreast niche which was previously disturbed by the interconnecting doorway. (ii) The applicant shall confirm if the Hey Di tanking system, for which planning permission was granted in 2014 (Ref: 2703), was installed or not. If the tanking system was not installed, the applicant shall submit revised drawings to omit the Isofer Optima system and shall provide a traditional lime plaster finish or calcium silicate boards with carefully detailed junctions to mitigate cold bridging. The chimney vent openings shall be retained to promote airflow within the chimneybreasts. (iii) Revised drawings to show a like-for-like replacement of the vertical battened door to façade at lower ground floor level. (iv) Revised drawings to omit the painting of the previously unpainted render of the rear elevation and return. (v) The design for proposed sash windows shall be evidence based. The applicant shall provide detailed drawings of the proposed windows at 1:20 scale with 1:5 scale detail of the proposed horn type. The applicant has not mentioned the glazing type so it is assumed that the glazing would be traditional single glazing. Should the applicant wish to provide slim-line double glazing, they shall confirm this on drawings. Slim-line double glazing shall conform to EU directives, shall not contain visible spacers, spacing dots, visible vacuum seals, fritted glass or plant-on glazing bars. Glazing shall be traditionally putty faced with a putty that is compatible with glazing. Window units shall be traditionally installed without the use of expanding foam. (vi) Detailed drawing of the proposed railings with footings or supports for erection along the party line. The drawing shall show how the proposed railings would intersect with the extant railing to the front boundary and front elevation. (vii) Revised proposed site drawing and a specification for a traditional stone wall to be erected between the rear garden and rear site. The new wall shall faithfully replicate the historic walls in terms of stone coursing, sizes of stone as well as mortar colour of existing pointing. The wall shall be constructed with lime bedding mortar wall and a lime mortar haunching. The wall shall not exceed the height to the historic garden walls.
