2. The developer shall comply with the following conditions from the Conservation Section: b. Prior to the commencement of the development, the applicant shall submit the following for the written approval of the planning authority: i. Photographic survey and a detailed description / assessment of an opened-up area of render to the façade of the gable, confirming the underlying masonry fabric. The applicant shall investigate the existing mortars and renders on site through analysis, to determine the appropriate mix and material to be used in the re-pointing and re rendering works. Based on the inspection of the historic substrate, the applicant shall submit a conservation method statement for wholesale render removal, brick or stonework repairs, cleaning (if required), repointing (if the substrate is found to be brick) or rendering ( if the substrate is found to be stone) to a traditional finish with lime mortar. Detailed specifications for pointing mortar / render shall be agreed in writing with the Conservation Officer. ii. In advance of the pointing works commencing on site, the Conservation Division shall be given the opportunity to inspect the historic façades prior to raking out of the pointing when any additional defects can be identified at close quarters in. The applicant shall identify by inspection of the façade for any remnants of original pointing to inform the appropriate re-pointing method for the building based on remnants observed. iii. The applicant shall submit details of five recent examples of specialist brick re-pointing and rendering works carried out by the proposed contractor on protected structures of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works.
