7. The following Parks and Biodiversity requirements of the Planning Authority shall be complied with: (v) The developer will retain the professional services of a qualified Landscape Architect throughout the life of the site development works and their appointment shall be notified to the planning authority prior to commencement of the works. The landscape scheme shall be revised to include: (b) Gravel paths that are wheel chair friendly. (c) Play area details and a revised basketball/football court. (d) Enhanced privacy screening at communal entrance areas and extended to the front of those north-facing ground floor windows of habitable rooms (e) 50% of external seating with back and arm rests and 50% of bicycle stands with weather covers. (f) Building entrance areas with natural stone surfacing (g) Full planting details. The revised scheme shall be submitted for the written agreement of the planning authority prior to the commencement of development on site. Both amenity spaces shall be fully completed and ready for immediate use by residents of the block prior to the first occupation of residential units hereby permitted.
