3. Prior to commencement of development the developer shall submit a methodology for the removal of the existing chimney and gable walls, demonstrating that these works can be carried out without impacting on the remaining area of the shared chimney and gable. The works shall be carried out solely within the site boundary unless the consent of the adjoining owner is obtained. REASON: To avoid impacting on the stability of the adjoining chimney and gable.
