4. Prior to the commencement of the development, the applicant shall submit the following, for the written agreement of the Planning Authority: (i) Revised drawings showing the proposed new extensions constructed fully inside the boundary walls. The applicant shall provide details of the structural foundation details, all proposed finishes and materials, flashing details for junctions between the new extension and the historic structure and boundary walls, and 1:10 details of all junctions between the extension and historic structure. The foundations shall not impact on the historic boundary walls. (ii) Detailed schedules of all repair works to the historic boundary walls shall be submitted in order to ensure that the materials, coursing, joint details and method of repair of the historic boundary walls will be sympathetic to the character and respect the curtilage of the site. A method statement for the raking out and re-pointing of the stonework and associated repair details, details of the historic stone coursing, sizes of stone as well as mortar colour and full details of all proposed new elements, such as toothing-in and repair work shall be submitted. (iii) Revised plans of the ground floor omitting the removal of the historic window and retaining the existing door on the east elevation of the rear return. (iv) A detailed methodology for the proposed structural works and interventions required to facilitate the proposed alterations to the return and to support the rear return above ground floor. (v) Revision of the proposal showing the chimney breast at ground floor retained. (vi) The proposed underfloor heating to the timber floors on the ground floor shall be omitted and an alternative method of heating the ground floor rooms be explored. (vii) The applicant shall clarify the proposed alterations required to services internally and externally (to facilitate electrical, mechanical, water supply and drainage routes) and shall submit revised drawings clearly indicating the location of proposed service runs, rewiring and fixtures. (viii) A detailed schedule of all repair works to the windows. All historic glass shall be retained. (ix) Details and specifications or the proposed conservation roof-light. Reason: In order to protect the original fabric, character and integrity of the Protected Structure and to ensure that the proposed works are carried out in accordance with best conservation practice.
