3. The following requirements of the Planning Authority’s Conservation Section shall be fully complied with in the proposed development: b) Prior to the commencement of the development, the applicant shall submit for the written approval of the planning authority: (i) Drawings to show to show Leinster granite coping in lieu of metal coping and to clarify proposed brick bond type and the use of lime mortar pointing rather than cementitious pointing; (ii) Revised proposed brick façade drawing to clearly show the relationship between the first floor window sills, flashings and the front roof. The façade windows shall be traditionally timber sashed with hornless six-over-six sash windows with Irish timber sills and shall receive external Leinster granite sills rather than having aluminium-framed windows and aluminium sills. The applicant shall provide detailed drawings of proposed façade windows at 1:20 with section detail of a glazing bar at 1.5: Should double glazing be proposed, it shall be slim profile, it shall not have fritted glass, visible spacing bars, spacer dots, vacuum seals or plant on glazing bars. Glazing shall be externally putty faced with appropriately putty that is compatible with the glazing. (iii) 1:20 proposed single-storey façade drawing to reduce the size of the window opening so that it may relate proportionally in a more traditional way to the proposed door. The proposed window shall be traditionally sashed with a hornless six-over-six timber sash window with Leinster granite window sill to match the level of the ground floor windows sills of the Protected Structure at No. 26. Or alternatively, the applicant may wish to carry out careful, localised opening up of the façade render to determine if there is any evidence of a former coach-house opening. If a stone arch or timber bressummer were revealed during investigations, this may influence a redesign of the proposed façade’s treatment to allow for the retention and expression of such features; (iv) 1:10 drawings for the proposed doorcase, fanlight and door annotated to show proposed materials: (v) Revised ground floor roof drawing to show Bangor blue slates, dark clay ridge tiles, rainwater disposal and conservation-style rooflights. Positioning of rooflights shall allow for the retention of any significant historic roof timbers; (vi) MEP service drawings; (vii) 1:10 drawings of proposed front boundary wall, gate and railings:
