2. The Developer shall comply with the following conservation requirements of the Planning Authority: b) Prior to the commencement of the development, the applicant shall submit for the written approval of the planning authority i. Revised rear elevation drawing to clarify the external material noting the COs preference for brick with lime-based pointing, lime-based render or another high-quality, durable material. ii. Revised upper ground floor drawings to reinstate the door opening between the rear room and stair-hall to the traditional location and proportions with historically accurate architraves and panelled door rather than providing a double-leaf doorway of 1400mm width. iii. Confirmation of the use of cast-iron rainwater goods to replace existing PVC. The use of Lindab rainwater goods on the Protected Structure is not supported from a conservation perspective. iv. Revised drawings to omit tanking and cavity drain system from the utility room in its entirety. The applicant may replace the modern linings with NHL 2 plasters and/or a fully bonded calcium silicate board system. v. The door to the low former coal cellar beneath the entrance steps shall be retained and not blocked up by a sink or utility room units. vi. Revised drawings with a detail section to address the gap between the historic boundary wall to garden and proposed extension. vii. A drawing survey and photographic record of the party walls to each side of garden. Drawings shall document their condition, show any proposed repairs or interventions associated within the development. Drawings for any works to extant historic party walls shall be accompanied by a conservation method statement with specifications.
