Application Details
Description
3. The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council; a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i) Revised 1:50 sections and elevations accompanied by colour front and rear perspective views are to be provided, clearly demonstrating the impact of the finished roof profile to the extension and the finishes to its elevations. While the principle of providing a pitched element to the roof of the extension is understood, the execution of this should ensure it is not overbearing which is a concern given the proposed height of the upstand and the material (zinc) proposed for its finish. It is noted that render is proposed for use on the rear and side elevations of the extension; the colour and texture of this render will need to be carefully considered and samples provided for approval by the planning authority in advance of these works commencing. ii) Revised flashing detail of the junction between the proposed extension and the historic building omitting the use of aluminium for the upstand. Given the risk of galvanic corrosion between aluminium and lead it is recommended that this be reconsidered and a new flashing detail submitted for approval. iii) 1:20 drawings of the proposed garage of the proposed replacement garage doors are to be provided. xi) 1:20 drawing of the proposed doors to the opening between the front and rear rooms at ground floor level. xiv) Full details on the proposed installation of solar panels including repair of the roof and the exact positioning of the panels, including demonstration of the visual impact of the panels, are to be submitted. The location of associated equipment such as pipe routes and/or hot water tank are to be provided, clearly indicating any impacts on surviving historic fabric e.g. lath and plaster ceilings/cornices etc. if services pass outside the attic/roof area. The method statement should include details such as openings, maintenance hatches, fixings and how service routes will be accommodated through the roof structure. Where roof timbers and/or floor joists need to be strengthened for structural reasons, details of those works should also be submitted
