3. The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council; a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: iv) The box bay window to the south elevation of the return at ground floor level is to be omitted. v) Confirmation of the proposed natural slate to be used for repair of the roof, ensuring it matches the existing historic slate in colour, texture and size. vi) All replacement rainwater goods are to be cast-iron; this is to be confirmed. vii) Detailed methodology for reinstatement of the domed roof to the turret is to be provided, identifying other options that have been considered for replacement of the decaying finishes in lieu of fibreglass for the final agreement of the CO. The proposed works should not result in an increased thickness of the dome roof, but ensure it retains its historic dimensions. viii) Detailed window condition survey including a detailed description of the existing timber windows and any surviving historic glazing, accompanied by a photographic record of the windows. Details of the extent of the required repairs should be outlined in a method statement which must demonstrate the works will be carried out in line with best conservation practice. Clear justification that an entire window is not repairable will be required in advance of approval for such interventions. Where windows are clearly shown to be beyond repair, any proposed replacements must be historically correct timber casement windows, which are accurately based on originals. Details of the proposed new windows and glazing should be submitted (1:20 scaled drawings). Please note that in the case of historic windows which retain historic glazing, new replacement windows will not be permitted. These shall be repaired. ix) Details of the proposed new glazing should also be submitted. The replacement of surviving historic glass will not be permitted. The applicant shall ensure that any proposed slimline glass replacements conform to EU directives and shall confirm this in writing to the Planning Authority. The use of a slim-profiled glazing with frittered glass between the panes is not appropriate and will not be supported as it can cause serious injury to the legibility of the glazing and special architectural character of the Protected Structure. The applicant shall ensure that the detailing of the windows 1:5 details of the glazing bars/frames are to be provided demonstrating the proposed glazing is appropriate for the historic joinery. The glazing shall be putty-fixed. x) A detailed methodology, cross-referenced to drawings is to be provided for the repair of the front porch roof. xii) Confirmation of the surviving wall finish to the walls where insulation is proposed. xiii) A detailed methodology for the careful lifting, labelling, setting aside and storage of historic joinery in rooms where the application of internal insulation is proposed. This shall include skirting boards, window casings and surrounds and a full methodology for their careful reinstatement.
