Description

4. Prior to commencement of development, the following shall be submitted for the written agreement of the Planning Authority: a) Detailed 1:50 plans, sections and elevational drawings to illustrate the following: i. All surviving historic fabric that is be retained, protected, consolidated, repaired and included. ii. Submit revised site layout and floor plans incorporating the below, unless otherwise agreed; The reconstruction of the Spine Wall in its original location. Room layouts to the front of the Protected Structure shall be revised to avoid awkward subdivisions / junction details. If it is intended to alter the location of the staircase to be perpendicular, rather than parallel to the party walls (understood to be the historic position of the staircase), it shall be designed to provide a suitable and meaningful transition between a reinstated front portion of the house maintaining the line of the original spine wall, and the new rear construction. iii. All proposed conservation repairs of all extant historic fabric shall be described. iv. Should the applicant/developer determine that a revised internal floor plan addressing the above is not viable, a detailed justification to address all conservation issues shall be provided. b) A detailed conservation-led specification and methodology for all conservation repairs to the historic fabric of the building including boundary walls shall be submitted. c) Conservation-led drawings / specifications for a new traditionally detailed roof shall be submitted. Drawings / specifications shall faithfully reconstruct the lost roof and shall include traditional details / materials. Reason: To ensure that the integrity of this protected structure is maintained and that the proposed repair works are carried out in accordance with best conservation practice with no unauthorised or unnecessary damage or loss of historic building fabric.
