Description
6. The following requirements of the Conservation Division will be adhered to: (b) Prior to the commencement of the development, the applicant shall submit for the written approval of the planning authority: (i) Detailed section drawings of the junctions between the proposed extension and historic masonry elevation. (ii) Section details to show the thermal upgrading of concrete and suspended timber floor structures. The drawings shall show the proposed insulation and underfloor heating pipes and shall demonstrate that low-temperature-hot water pipework would not affect joists / historic floorboards. The finished floor level of existing timber floors shall not be increased. (iii) The applicant shall confirm the retention of existing sound floorboards throughout. (iv) Revised first floor plans that show the retention of the corner chimneybreast and fireplace in the rear box room and the retention of the door to the room from the landing. (v) Clear photographs of the existing pointing to areas of the façade, side elevation and rear elevation brickwork and a description of the extant pointing. The applicant shall provide evidence-based justification for the proposed pointing styles to each elevation, noting that there may be historic pointing found in hard to reach places such as behind RWP and under window cills and elsewhere along Moyne Road. (vi) A window survey of the extant timber sash windows to clarify if panes of glass are historic or modern replacements. All sound historic glazing shall be retained and slim-line double glazing shall only be retrofitted to windows that do not retain historic glass. (vii) The applicant shall confirm the proposed slim-line glazing brand noting that the Conservation Section would not support the use of fritted glass, visible spacers or spacing dots or applied frames. Where slim-line glazing is specified, it shall be externally putty faced with a compatible putty. (viii) Revised drawings to omit the concrete carrier beam spanning the vehicular opening to Windsor Road. The proposed demolition of the end section of rubble boundary wall shall be omitted.
