3. Prior to commencement of development, the developer shall submit a revised set of drawings, for the written agreement of the Planning Authority, to show the following amendments: a) The rear slope of the roof shall be revised to match the eaves and pitch of the neighbouring building at No. 20. b) The rear-projecting balcony shall be omitted. c) The new boundary wall between the protected structure and new mews dwelling shall match the historic walls in material, colour, texture, coursing and construction. d) The proposed nap render finish for the walls shall be omitted and the walls shall be given the appearance of a lime render or finished in a manner that is considerably softer and more traditional than a modern render. e) The dwelling shall be built entirely within the historic boundary walls. Slicing of any historic wall vertically to reduce its thickness shall not form part of the construction details for the development. In advance of the works commencing on site, the applicant/developer shall provide details of the proposed flashings/drainage strategy in relation to the boundary walls, to ensure that moisture or water run-off from the proposed dwelling would not become trapped between the proposed construction and the historic boundary wall, which could result in serious damage to the stone wall. f) The developer shall revise the proposed elevations to the laneway, with a stone finish, that would complement the stone of the neighbouring properties and which would reinstate the character of the laneway at the subject property. Revised drawings and details of the proposed elevation at scale of 1:20 including the gate details and materiality.
