5. The developer shall comply with the following requirements of the Conservation Division of the Planning Authority: c) An additional section of wall at least 300mm shall be retained beyond the underside of the stairs above (to the north). Revised drawings shall be submitted for the written agreement of the Conservation Division, prior to the commencement of the works on site. d) The proposed damp proofing works to the walls at garden level shall be omitted and revised methodologies to best conservation practice shall be submitted for the written agreement of the Conservation Division. The Conservation Division recommends identifying the underlying cause of the damp issue. All damp issues shall be dealt with in accordance with best conservation practice, noting that the most suitable methods of addressing damp in these areas include the introduction of French drains directly adjacent to the building, addressing any open joints in the walls and steps above in a lime-based mortar, ensuring that the internal space would be adequately ventilated, removing any gypsum based internal plasters and non-breathable paints and the use of sacrificial plasters such as lime/clay. f) The removal of existing plaster and replacement with Diasen cork plaster in the main rooms at ground and first floor level shall be omitted. Where the lime plaster is failing, repairs shall be carried out locally and a method statement shall be provided for the written agreement of the CO, prior to the commencement of the work on site. g) In advance of work commencing on site, the applicant shall submit the following information for the written agreement of the Conservation Division: i. Samples of the proposed external finishes for the extension. ii. A detail at a scale of 1:5 of the junction between the existing house and the proposed roof of the extension, ensuring that the proposed roof sits at least 150mm below the cill of the rear reception room window. iii. A detail drawing at 1:20 describing the proposed door and architrave between the front and rear rooms at first floor level. iv. The applicant shall confirm if there is an extant fireplace in rear bedroom at first floor level. Should there be an extant historic fireplace, it shall remain in situ. v. The applicant shall clarify the proposed re-plastering works at garden floor level and whether the proposed works are internal or external, for the written agreement of the Conservation Division. The applicant shall submit a method statement including specification of the proposed materials. The proposed build up shall be no thicker than the extant plaster on the walls, in order that the legibility of the architectural features would not be obscured by the replacement render. vi. A drawn, annotated survey of the boundary walls and photographs cross-referenced with the drawing shall be submitted, describing the extant historic fabric within the curtilage to the rear of the protected structure, and the impact the proposed works would have. The applicant shall include details of the substructure in the survey and provide an impact assessment of the proposed landscaping works on the boundary walls. vii. Samples of the proposed finishes of the garage to the rear.
