3. The development shall comply with the following Transportation Planning Division requirements: a) Prior to commencement of development, the applicant shall submit revised drawings, for the written agreement of the Planning Authority, showing the following changes: i. A vehicular entrance no greater than 3 metres in width. ii. A setback of 3.3 metres from the nearby street tree along Elm Mount View from the revised entrance width. iii. The existing front hedge shall be removed and no additional fencing or planting shall be erected along the front or side boundary wall in front of the building line. The proposed entrance and front boundary shall been constructed and operate in accordance with the revised drawings of this condition.
