2. The Developer shall comply with the following conservation requirements of the Planning Authority as follows: b) In advance of works commencing on site, the Developer shall submit the following information for the written approval of the Planning Authority: i. Revised drawings DR-A-08001/P5 proposed townhouse west facade, DR-A-08003/P5 proposed east façade elevation, DR-A-08004/P5 that shall include all relevant dimensions to facilitate comparison between existing fabric / previously permitted and proposed works. ii. Further detail of the proposed interconnection between No. 35 and 36 to the lift: submit 1:20 plan, section, elevation drawings of the proposed lift car (with doors on two sides) that demonstrate the ope size required and associated structural details, and that there will be no adverse impacts on the adjoining historic wall to the front room in No. 35, including details of how fire separation can be achieved successfully between the lift interface within No. 35 and 36 e.g. using fire curtains. iii. Clarify through revised drawing if it is possible to retain the ‘memory’ of the existing window opening in the rear room (proposed wcs) at basement level as was indicated in the permitted planning application Ref. No. 3086/23, with the former opening retained as an alcove, retaining the sill. iv. Revised drawings to be submitted to show the following amendments at ground floor level: Omission of the proposed opening between the rear room and No. 34 (left hand side of chimney breast) at ground floor level. 1:20 drawings of the proposed opening between No. 35 and the proposed new link into the rear of No. 36 at ground floor level and the proposed opening from the new rear extension to No. 35 and the rear yard of No. 36 indicating how the openings will be formed and finished; 1:20 East/West section, (including levels, key dimensions) through the proposed stepped circulation corridor and lobby beneath the existing historic stair landing linking the front and rear of the Protected Structure, to demonstrate that the proposed works can be executed without damage to or loss of the existing historic stair arrangement. Revised drawing omitting the proposed stepped wall between the front room and entrance hall at ground floor level and reinstatement of a simple, straight wall to reinstate the original character and proportions of the entrance hall 1:20 Revised proposals for the proposed opening between the front and rear rooms at ground floor leve, omitting the proposed relocation of the folding doors and surrounds from first floor rooms v. Revised drawings to be submitted to show the following amendments at first floor level: o Revised arrangement for the bedrooms from 3no. to 2no. by retaining the existing folding doors and decorative surrounds in their existing position fixed in their position, and presented on the side of the front room, and sealed to the rear to provide the required fire/acoustic etc. separation between the front and rear rooms. The ensuite serving the front bedroom to be located in the smaller room to the south, and the bedroom and ensuite to be accessed off the stair landing through a shared lobby. The ensuite to the rear room shall be positioned as sensitively as possible within the room. o Reflected ceiling plan of the front room to indicate the location of the proposed partition to the ensuite bathroom/shower room relative to the coffered Bessemer beams, and how this will be sensitively detailed. vi. Revised drawings to be submitted to show the following amendments at second and third floor level: o Revert to the previous permitted layout granted under Ref. No. 3086/23, including the introduction of a secondary staircase, including reduction in size of the ensuite serving the rear bedroom to increase the legibility of the historic chimney breast and the overall legibility of the historic floor plan. 1:20 details of the new secondary staircase vii. Alternative approach to fire safety to facilitate the omission of proposed fire rated lobby partition indicated on all landings on the main staircase Historic Doors: Detailed door survey and schedule of proposed works/repairs/fire safety upgrades to all historic doors, noting extant historic architraves and decorative surrounds (similar in nature to the detailed window survey and schedule submitted for Application Ref. No. 3086/23 compliance Sub01).
