7. Ventilation/Extraction systems a) Prior to commencement of any development on site the applicant shall submit details of the mechanical plant for ventilation/extraction following liaison with the EHO for the written agreement of the planning authority which shall also adhere to the following: i. No emissions, including odours, from the activities carried out at the site shall result in an impairment of, or an interference with amenities or the environment beyond the site boundary or any other legitimate uses of the environment beyond the site boundary. ii. A suitable filtration system (if applicable) must be installed to neutralise odours prior to their discharge. iii. A suitably qualified and experienced person should undertake the design and installation of the ventilation/extraction system. iv. The ventilation system should be designed and be so sited to ensure the emissions will cause no nuisance. v. The plant shall be kept as low and unobtrusive as possible as viewed from the public realm Reason: In the interests of public health and visual amenity.
