Description
21. The Developer shall comply with the following Conservation requirements of the Planning Authority: b) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i. Revised drawings at a scale of 1:50 of the north elevation of the proposed hotel which provide a design that is not overbearing and provides a setting that is visually sensitive. The applicant is to confirm the function of the stacks shown to the set back terrace on the north elevation. It is recommended that these be omitted from the proposed development. ii. A revised drawing of Room 93-F-R-03 (Drawing Ref. SSG-02-SW-ZZZ-DR-RAU-AR-5057) omitting the continuation of the storage unit continuing across the front of the chimneybreast. iii. Revised 1:20 drawings of the proposed windows to the rear elevation demonstrating that the windows are operational and also detailing sash horns (if required). Images of the existing windows informing the proposed new windows are to be provided as images of these windows at a sufficient scale for comparison have not been provided. iv. Revised drawing relocating the proposed signage to the front elevations so that the fixings align with joints in the stonework. v. A 1:20 drawing of the proposed gate/door to the archway is to be provided demonstrating a design and materials that are sensitive to the Protected Structures and the St Stephen’s Green Conservation Area. Revised drawings demonstrating a more sensitive solution to the structural stabilisation of the stone boundary wall. The proposal to provide concrete piers to the face of the historic stone wall is not considered an appropriate intervention and will have a significant adverse visual impact on the surviving historic boundary wall.
