Description
3. The Developer shall fully comply with the following requirements of the Conservation Department: (e) In advance of work commencing on site, the applicant shall submit the following information for the written agreement of the CO: (i) The applicant shall submit a sample of the proposed vent covers to be used, which shall be sympathetic in material and design, to the external character of the protected structure. The applicant shall also submit revised elevations showing the location of the proposed vents. (ii) The proposed windows shall match the extant original windows on the neighbouring house in depth, thickness, fenestration pattern and opening method and shall have a traditional putty finish to the exterior. The installation of a slim profiled double glazing, without fritted glass and without vacuum seals may be considered where well detailed. The CO requests that the applicant considers an 11mm slim profiled double glazed unit in lieu of 16mm. Revised 1:5 plans, sections and elevation of the proposed timber sash windows (which shall match the extant original windows in similar houses along the street) and a specification and methodology for their installation shall be submitted. All works shall be in accordance with the Department of Housing Local Government and Heritage Advice Series ‘Windows: a guide to the repair of historic windows’ (DHLGH 2007, https://www.buildingsofireland.ie/app/uploads/2019/10/Windows-A-Guide-to-the-Repair-of-Historic-Windows-2007.pdf and shall conform to BS-EN 1279-5). (iii) Revised drawings showing the construction of new stud walls to create a cloakroom off the hallway omitted, and the existing wall between the two rooms remaining as is. The applicant shall provide an alternative location for the hot water cylinder, which would not impact the legibility and character of the historic floor plan of the protected structure. (iv) The applicant shall provide a detail drawing at a scale of 1:10 describing the proposed floor insulation detail and shall confirm that the proposed insulation is breathable and vapour-permeable. The existing subfloor ventilation and existing floor levels shall be maintained. The use of non-breathable products and expanding foam to prevent air leakage is not appropriate for the protected structure and shall be omitted. All work shall be carried out in accordance with the methodology provided and best conservation practice for the lifting, temporary storage and reinstatement of the floorboards and skirtings. Reason: In order to protect the original fabric, character and integrity of the Protected Structure at 156 Botanic Avenue, its setting and curtilage, including its plan form, hierarchy of spaces, structure and architectural detail, fixtures and fittings and materials, and to ensure that the proposed works are carried out in accordance with best conservation practice.
