5. The applicant shall comply with the following conditions from the Conservation Officer: d) The replacement of historic panes of glass in the existing windows shall be omitted. Prior to the commencement of the work on site, the applicant shall submit a specification and sample of the proposed glazing to replace non-historic pane of glass which clearly describes that there are no visible microspacers in the proposed vacuum insulated glass – please note that the absence of information pertaining to microspacers in either the specification or sample will not be sufficient. e) A conservation expert with proven and appropriate expertise shall be appointed to oversee the demolition and structural repair works. In advance of the works commencing on site, a method statement for the demolition of the side extension and stairs and subsequent repair of the historic gable wall of the Protected Structure shall be provided, ensuring that the historic boundary walls of the Protected Structure would not be compromised by the demolition works. A survey and method statement for the structural repair works shall be provided, ensuring that the historic fabric and structure of the Protected Structure would not be compromised by the works. The survey, method statement and details of the proposed repairs shall be submitted for the written agreement of the CO. f) The applicant shall identify by inspection of each elevation for any remnants of original pointing to the front elevation to inform the appropriate re-pointing method for the building based on remnants observed. The applicant shall submit a full scope of works, specification and conservation methodology for the proposed repointing works following the on-site inspection, for the written agreement of the CO. The building joint with the adjoining building will require special attention in the re-pointing works. A conservation specialist contractor with proven expertise shall be appointed to carry out the works. The applicant shall submit details of five recent examples of specialist brick re-pointing works carried out by the proposed specialist contractor on protected structures of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works. g) All works to the roof shall be carried out in accordance with best conservation practice and the method statement provided. The applicant shall submit details of the proposed slate to be used, noting that natural, Blue-Black Welsh slate shall be used for the replacement slates, particularly to the outer roof slopes. Any replacement rainwater goods shall be cast-iron. h) The dividing balustrade to the upper flight of the front steps shall be omitted. Prior to the commencement of the works on site, the applicant shall submit detailed drawings at 1:10 of the proposed railings to the lower flight, including profiles, materials, and fixing methods, for the written agreement of the CO. The repair works to the existing railings shall be carried out by a conservation specialist with proven expertise in the repair of historic railings. A method statement shall be provided prior to the commencement of the works onsite. The proposed gates shall be made of cast iron to match the existing railings. i) The brick wall and capping to the side of the Protected Structure between the front and side garden shall be surveyed, recorded and photographed prior to dismantling. Each brick shall be numbered and carefully stored for reinstatement in the same location and on a like-for-like basis. A specification of the extant mortar used in the pointing shall be provided in order to allow for authentic reinstatement. A timber gate shall be installed in lieu of the proposed solid steel gate and a revised elevation shall be submitted for the agreement of the CO prior to the commencement of the works on site.
