3. The following requirements of the Conservation Officer of Dublin City Council shall be complied with: a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: I. The slopes of the proposed louvered screen to the west block of Rockfield House shall be revised to a more solid profile, reflecting the surrounding roofscape. The raised parapet, which appears on elevation drawings to be significantly higher than St Anne’s shall be revised to ensure the building lines and proportions to the east of the Protected Structure remain consistent, ensuring the prominence of Beaumont House within the site is maintained. II. The proposed copper roof to the eastern block represents a substantial increased volume above the existing structure, providing a ridge height greater than that of the Protected Structure. The massing of the proposed roof will have an impact on the amenity of the Protected Structure. The roof shall be revised and its scale reduced to protect Beaumont House’s prominence with the suite of buildings and ensure it is not overshadowed by the proposed development. III. A photomontage showing the view from the ground to the front of Beaumont House looking towards Rockfield House is to be provided. IV. The proposed use of a black macadam finish to the pedestrian pathways as part of the landscape upgrading works shall be reconsidered and a more sensitive, appropriate finish to the pathways, which will make a positive contribution to the setting of the Protected Structure, be proposed.
