EXT. OF DURATION: Planning Permission for modifications to the mixed use development permitted under Reg. Ref.: 3086/17 at 75-78 Cork Street, Dublin 8. The application site comprises of c. 0.16 hectares and is bound by cork Street to the south east, No. 79 Cork Street to the east, No. 74 Cork Street to the south west and Our Lady's Road and Rosary Road to the north west. The proposed modifications to the permitted scheme include the following: - Reconfiguration and alterations of approved 39. no. unit residential and 213 sq.m retail / office scheme to provide for a total of 54 no. Build to Rent units, associated communal space and a 93 sq.m retail / office unit. The proposed Build to Rent units will comprise of 10 no. studio units, 26 no. 1 bed units and 18 no. 2 bed units in a part four, part six and part seven storey building; - Modifications include the provision of an additional storey (proposed as sixth floor level) to comprise of 1 no. 1 bedroom apartment and 1 no. 2 bed apartment, a 120 sq.m communal gym, a communal terrace and a green roof; - Modifications to include a concierge and communal facility measuring 112 sq.m at ground floor level and associated reduction of the permitted GFA of the ground floor retail / office unit from 213 sq.m to 93 sq.m; - Modifications to the permitted basement level, including a reduction of the GFA from 504 sq.m to 215 sq.m, including 68.4 sq.m of communal storage space and 92.4 sq.m plant area and associated reduction of car parking provision from 27 no. spaces at basement and surface level to 5 no. surface parking spaces; - Modifications to cycle parking provision resulting in an increase from 36 no. to 72 no. cycle parking spaces; - The proposed modifications include associated alterations to the elevations, the provision of an ESB substation, alterations to the bin and bike stores and associated site development works; - The proposed modifications result in an increase in the total gross floor area of the mixed use development by 245 sq.m from 4,462 sq.m. (including the basement / undercroft car parking area) to 4,707 sq.m.
