3. The development, hereby approved, shall be amended as follows: a) The proposed contemporary 2-storey bay to the front shall be omitted. The existing canted bay window shall be retained. b) The 2-storey extension hereby approved to the rear of the existing building on Vernon Avenue shall be set-back from the northern boundary to allow for a minimum public footpath width of 1.8m fronting onto Clontarf Park. c) The materials/ finish to the northern elevation of the rear two-storey extension shall comprise of robust and textured appearance such as brick or other high quality, durable materials d) The windows at ground floor level and first floor level to the north elevation shall be fitted with clear glazing. Prior to the commencement of development, revised plans, sections and elevations taking into account the above requirements, shall be submitted to and agreed in writing by the Planning Authority. Reason: In the interests of protecting the character and visual amenity to Vernon Avenue and in the interests of promoting healthy placemaking and safe and secure design.
