Description
4. The following requirements of the Planning Authority’s Conservation Section shall be fully complied with in the proposed development: a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: (i) Full details of the palette of materials for the proposed extension including roof, walls and windows/doors. These should be sensitive to the architectural character and setting of the Protected Structure. (ii) Revised floor plan demonstrating the retention of all fireplaces at first floor level and the omission of any fixed furniture such as wardrobes across the fireplaces/chimneybreasts, ensuring their legibility. (iii) Revised methodology omitting the application of calcium silicate board to the inner faces of external walls due to the significant adverse impact the application of this board will have on historic flat plaster, decorative plaster and internal joinery (iv) A detailed methodology, accompanied by a record drawing, of all repairs to the roof including any required timber repairs and confirmation of replacement slate should additional slate be required. The applicant is also to confirm that the proposed insulation will not increase the height of the roof pitch. (v) Confirmation of the proposed rooflight, which should be a conservation roof light set flush with the roof covering. (vi) Confirmation of the retention of the historic double doors at ground floor between the front and rear rooms (Door Ref. G.4) as this is not illustrated on the submitted proposed floor plan (Drawing Ref. 2021-26-Fl-100). (vii) Confirmation that historic glass recorded to Windows 14, 15, 18 and 19 will be retained. The proposed replacement of historic glazing with new double-glazed units where historic glazing survives is not in line with best conservation practice. (viii) 1:50 details of the glazing bars and window frames for the two-over-two timber sash windows and the frames of the one-over-one timber sash windows demonstrating the provision of an appropriate slimline double-glazing unit to the windows, retaining the traditional joinery of the windows. The use of applied glazing bars as proposed for the two-over-two timber sash windows is not appropriate. The applicant should ensure the thickness of the proposed glazing does not compromise the structural stability of the historic window frames. The new frames should have a traditional putty finish to the exterior. Details of the proposed double-glazing shall also be submitted for agreement. The applicant shall be satisfied that any proposed slimline double-glazing replacements conform to EU directives. (ix) A marked up drawing demonstrating the extent and nature of repairs to the historic boundary wall. This is to be accompanied by a detailed methodology. Samples for repointing of the wall are to be agreed with the Conservation Officer.
