5. The following requirements of the Planning Authority’s Conservation Section shall be fully complied with in the proposed development: e) The Applicant is requested to submit the following information for the written agreement of the Planning Authority in advance of the works commencing: i) Revised proposal that facilitates the legibility of the historic plots of Nos. 74 and 75 Gardiner Street Lower within the ‘buffer zone’ /amenity area between the rear of the Protected Structures and the new block ii) Revised drawings, additional cross sections to demonstrate how the rear amenity areas can be simplified and rationalised to improve and not detract from the setting of the Protected Structures and to address the following anomalies: • Drawing no. 050 - No. 74 Existing bedroom is LVL 4.260, but the adjoining stairhall / circulation is indicated at LVL3.480, whereas the glazed corridor to the rear of No. 75 and amenity space to the rear of No. 74 are broadly the same LVL 4.300. • Section A/A on Drawing no. 230 indicates the ffl of the external amenity areas to the rear of No. 74 and 75 is the same LVL 3.90, whereas on Drawing no. 050 the levels of the external amenity spaces differ. • Clarify the location of the upper green space indicated above an unidentified room at ground level LVL 4.290 indicated on Section D/D Drawing no. AP300. • The omission of the green flat roof indicated on Drawing no. 052 and Drawing no. 230 Section A/A (in order to reduce the adverse visual and direct impact on the architectural character of the Protected Structure). iii) Demonstrate alternative fire safety / means of escape that have been considered to avoid the requirement for an additional escape staircase and provide the fire safety strategy for the Protected Structures and proposed development, which should aim to avoid or minimise adverse impacts on the Protected Structures. iv) 1:20 plans, sections and elevations of the proposed new staircase, including the structural arrangement, demonstrating that any connections into the rear elevation of the Protected Structure will not damage the historic fabric and confirm whether is it intended that escape will be facilitated through the lower sash window, with drawings/details of any implications for window design (W03.07, W03.08, W02.07, W02.08). v) Details shall be submitted for windows: W00.03 (8/8); W01.05, W01.07 (8/8); W02.06, W03.06 (6/6); W02.05, W02.07 (6/6); W3.05, W3.07 (3/3) to include making good of windows reveals, sills and decorative historic guarding. vi) 1:20 detailed elevations of the retained historic mews wall fabric indicating conservation repairs required and how it will be presented in the completed works, and details of interface with the 4no. proposed new columns within the shell, and include a clear downstand beam where the wall is removed. vii) 1:50 plan & section drawings to illustrate the proposed services routes (particularly ventilation and fire protection) required for the new kitchen, ensuring that any adverse impacts on the historic fabric are avoided or kept to a minimum. viii) 1:50 plan, section, elevation drawings and 1:10 details of the proposed new staircase between basement and ground floor levels (indicated on drawings 049, 050, 051)
