3. The applicant shall comply with the following Conservation Section requirements: A) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: (i) Revised plans and elevation reducing the depth of the extension by 1m to bring it more line with the extensions to the adjacent structures. (ii) 1:10 section drawing of the junction between the proposed extension and the rear elevation of the Protected Structure are to be provided demonstrating the proposed flashing detail between the two structures and the impact on the first floor windowsills. (iii) The proposed application of monocouche render to the rear elevation is to be omitted. A revised methodology for treatment of the render to the rear elevation is to be provided. (iv) A detailed window survey shall be carried out demonstrating the condition of all windows. The proposed replacement of the original sashes to the window opes is to be revised and the historic sashes retained. The window survey should include a detailed description of the existing timber windows and detail any surviving historic glazing. It should include detailed photographs of the existing windows. Details of the extent of the required repairs should be outlined in a method statement. The provision of a slimline double-glazing would be considered, subject to confirmation that there is no surviving historic glass. Details of the proposed new glazing should also be submitted. The applicant shall ensure that any proposed slimline glass replacements conform to EU directives and shall confirm this in writing to the Planning Authority. The use of a slim-profiled glazing with frittered glass between the panes is not appropriate and will not be supported as it can cause serious injury to the legibility of the glazing and special architectural character of the Protected Structure. 1:5 details of the glazing bars/frames are to be provided demonstrating the proposed glazing is appropriate for the historic joinery. The glazing shall be putty-fixed. (v) 1:20 drawing of the proposed round-headed window to the stairs, with justification for the pane arrangement and style of the window based on historic references to adjoining structures. (vi) The proposed alterations to the internal floor plan are to be reviewed and provide measures to ensure the historic floor plan is fully legible following alterations and that the alterations are reversible. This includes the retention of downstands and nibs where rooms are to be opened up, with particular reference to the structural interventions required to remove the wall between the lower ground floor hall and Room GF-09. Revised floor plans and sections at a scale of 1:50 are to be provided demonstrating these measures. The locations of all fireplaces are to be illustrated on the floor plans as these have been omitted from the submitted documentation. The treatment of historic joinery within rooms to be subdivided is to be confirmed. (vii) Revised floor plans, retaining historic doors in their existing locations with the obsolete doors retained in position and simply locked shut, rather than stripped out and the opening blocked up. If there is a need to introduce further acoustic separation, this can be achieved within the subject rooms, allowing the door to be expressed on the hall side. (viii) Detailed methodology for addressing dampness in the structure that shall be of minimal intervention, shall retain breathability and primary fabric and shall be based on the level of damp/water ingress evidenced in the site. The most suitable methods of addressing damp include the introduction of French drains within the landscaping directly adjacent to the building, ensuring that the lower ground floor space is adequately ventilated, exposing the base of the wall fabric externally (removing cementitious render and any non-breathable paints). From the submitted documentation, it would appear that the walls to the lower ground floor are largely finished in a lime-based plaster. (ix) The extent of areas where insulation is proposed is to be confirmed, together with an assessment of the extent of surviving historic plaster. The impact on surviving joinery to include door architraves, window architraves, skirtings and the picture rail visible in images in the photographic inventory is to be assessed and submitted as part of the methodology for the proposed insulation. (x) Confirmation as to where cornicing is to be reinstated and justification for this, as per Item 58 on Drawing No. 0200.
