2. The Developer shall comply with the following conservation requirements of the Planning Authority as follows: e) In advance of the works commencing on site, the applicant shall submit the following information for the written agreement of the CO: i) Revised drawings showing a smaller, standalone store to the rear, reduced depth of planters by half its proposed depth in order to optimise the private open amenity space for the PS ii) Samples of the proposed materials to the extension. iii) Revised drawings showing a nib of 300mm retained on the south west side of the proposed ope at garden level in the rear elevation (beside the proposed plan/utility). The width of the proposed opening shall be no greater than 3m. iv) The ensuite shall be omitted from Bedroom 3. Prior to commencement of development, revised drawings shall be submitted for the written agreement of the Planning Authority. v) A methodology for the repair of the granite cills following the removal of the bars shall be submitted for the written agreement of the CO. Where there are aluminium casements proposed for replacement with new one-over-one sash windows, the new windows shall match the existing windows and proposed elevation drawings at a scale of 1:20 and detail drawings at a scale of 1:5 of the new windows shall be submitted for the written agreement of the CO. The new frames and sashes fitted with slim profile double glazing shall have a traditional putty finish to the exterior. A specification of the proposed new glazing shall also be submitted including whether it is necessary to router out 8mm of the existing sashes and whether this can be reduced, in order to reduce the impact of the replacement glazing on the existing sashes. The applicant shall be satisfied that any proposed slim-line glass replacements conform to EU directives. New slim-line glazing units which have visible spacers or fritted glass or a vacuum seal will not be accepted as such features would have an adverse visual impact on the character of the Protected Structure and wider terrace. vi) In advance of demolition works taking place on site, the applicant shall submit a detailed drawn survey of the rear returns, cross referenced against a detailed photographic survey of the returns, to the interior and exterior vii) Details of the proposed wall and ceiling vents including proposed locations within the dwelling and to the exterior. viii) The applicant shall provide a specification for the render finish to the proposed extension elevation to the laneway, noting that a lime render finish shall be implemented as it is considerably softer than a traditional sand / cement render and this would be more appropriate in order to protect the special architectural character and setting of the Protected Structure.
