3. The materials/ finish to the northern elevation of the dwelling shall comprise of robust and textured appearance such as brick or other high quality, durable materials. Prior to the construction of external elements of the scheme, details of the materials, colours and textures of all the external finishes to the proposed development shall be submitted to and agreed in writing by the Planning Authority. A panel of the proposed finishes to be placed on site to enable the planning authority adjudicate on the proposals. Reason: In the interests of protecting the character and visual amenity to Clontarf Park.
