4. Conservation – Details to be Agreed The applicant/developer shall submit the following documentation for the written approval of the Planning Authority in advance of commencing the works: • 1:20, 1:10 Structural details to form new openings in the historic masonry, to include a detailed methodology prepared by the Conservation Architect /Professional to include consolidation and repointing. • Detailed 1:50 elevations of the Protected Structure based on the 1:100 survey drawings submitted and historic archive drawings of the spire, cross-referenced to good quality photographs indicating defects and areas where repointing and/or consolidation is required to the historic stonework, including those identified on the spire. • Detailed landscaping proposal/arrangement that provides adequate screening and privacy from the Inchicore Road, without obscuring natural light to the new house, and providing a suitable setting for the Protected Structure. • Samples of the proposed dark grey timber cladding for the upper walls and roof, and off-white brick for the ground floor walls. Synthetic materials such as cementitious board materials mimicking timber cladding would not be acceptable and shall not be used. • The Applicant/developer shall confirm that the proposed siting and design of roof lights and top floor arrangement meets current Building Regulations in respect of means of escape and that no further amendment to the roof or the attic space will be required.
