3. The applicant shall comply with the following requirements of the Conservation Section: C. In advance of work commencing on site, the applicant shall submit the following information for the written agreement of the Conservation Section: (i) An Architectural Heritage Impact Assessment prepared by a conservation expert with proven and appropriate expertise, including a description and photos of the existing historic fabric on the site and the impact the works would have on the Protected Structure, its setting and the streetscape. An assessment of the interior of the Protected Structure would not be required if the works proposed are external works only. (ii) Information pertaining to the existing boundary treatments to the front and rear of the property, including comprehensive existing drawings (showing heights), photographs cross-referenced with the drawings and denoting the historic fabric. The drawings and photographs shall also clearly describe the elevation of the boundary wall and gate to the laneway. (iii) A method statement for the dismantling of the sheds, the impact the demolition would have on the boundary walls and any remedial or repair works that would be required on the boundary walls. (iv) A method statement for the proposed works, including a specification of the materials proposed to be used and how the proposed structures would interact with the existing boundaries, including details of flashings, provision for future maintenance and cleaning etc. (v) Existing and proposed site plans at a scale of 1:100, including distances between the proposed works and the main house. Both the existing and proposed site plans shall clearly indicate the existing historic fabric. (vi) Existing and proposed site sections at 1:100 which show the relationship between the main house and the proposed works. These drawings shall include heights of the main house, boundary walls and railings, and the proposed structures. (vii) Details of the proposed foundations for the proposed structures, ensuring that the historic boundary walls and plinth to the front would not be compromised or undermined by the proposed work. (viii) Existing and proposed landscaping plans, noting that healthy mature trees play a significant role in providing much of the character of the setting of the Protected Structure and their removal would generally not be supported by the Conservation Officer. Reason: In order to protect the original fabric, character and integrity of the Protected Structure, its setting and curtilage, including its plan form, hierarchy of spaces, structure and architectural detail, fixtures and fittings and materials, and to ensure that the proposed works are carried out in accordance with best conservation practice.
