3. Prior to commencement of development, the applicant/developer shall submit a revised set of drawings, for the written agreement of the Planning Authority, to show the following changes: a) The rear dormer shall be set back from the adjoining property, at number 65 Rathfarnham Road by one meter overall, resulting in a reduction in width of the rear dormer from 2.850meters wide to 2.450 meters wide. b) The design of the new ground floor front elevation window shall be revised to provide a window which is more in keeping with the character of the house, and matches the cill height of the existing ground floor bay window. Reason: In the interests of visual and residential amenity.
