Description

4. The developer shall comply with the following conservation requirements of the Planning Authority: a. The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i. Drawings at 1:20 showing the proposed decorative window surrounds at mansard level. New joinery shall faithfully replicate original examples on the terrace. ii. A set of drawings at 1:10 and specification for each of the new timber windows (both to be retained and proposed) shall be submitted to the local authority describing the window replacement in detail. All proposed replacements must be historically correct timber sash windows, which are accurately based on surviving originals on the terrace. The use of standard double glazed units is not permitted as they are considered too bulky for historic windows. The installation of slim profiled double glazing may be considered where well detailed. The new frames should have a traditional putty finish to the exterior. Details of the proposed new glazing should also be submitted. The applicant shall be satisfied that any proposed slim-line glass replacements conform to EU directives. iii. Front and side elevations and section drawings at 1:50 and details at 1:10 to show the proposed design and treatment of the portico at Number 22 Earlsfort Terrace. A revised design for the proposed entrance portico, not in the Art Deco idiom, shall be submitted for approval. The design shall allow for a central pilaster between the two doors which reflects the proportions of the outer pilasters. The existing timber door with raised-and-fielded panels (the wider door) shall be retained and reused with the second door copying its design. iv. Detailed section drawings at 1:50 showing the required structural interventions and proposed finish to balustrades and handrails, including the proposed gate to Adelaide Road elevation, and drawings of the proposed ramp and light-weight bridge. b. The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i. Revised plan drawing to show the retention of the floor above the entrance hall to 22a. The double-height space hall be omitted. ii. Revised plan to show the retention of the chimneybreast in the entrance hall to Number 22a. iii. Revised drawings to show a further 1500mm of the internalised rear elevation (between Protected Structure and rear elevation) being retained to the north. iv. Revised plan drawing to show retention of partition walls to second-floor room in Number 22 (Rooms numbered 2.03, 2.02, and 2.02 in architect’s drawings). c. The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i. Method statements including specifications for materials for upgrades in relation to fire safety and acoustics shall be submitted. ii. Service drawings to show routes, penetrations and the impact of interventions on the historic fabric. Drawings shall be presented at 1:100. iii. Detail section drawings of the junctions of the proposed atrium and historic fabric. Drawings are to be presented at 1:50. d. The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i. The applicant shall submit details of the proposed lift manufacturer's data showing location for lift mechanisms and pulleys, height of lift overrun, dimensions of lift-shaft structure etc. ii. The applicant shall confirm the height of the proposed lift. Confirmation that the top of the lift shaft will sit wholly within the floor to ceiling space at second floor level. Should the lift overrun extend into the attic space, the applicant shall provide a section detail at 1:10 through the lift shaft showing the junction of the lift structure and the fabric of the Protected Structure. The structure of the lift shaft shall not penetrate through the roof finish nor shall it clash with the roof / ceiling structure. iii. The applicant shall submit updated drawings showing the required excavation to form lift pit and all associated new construction.
