4. The Developer shall comply with the following conservation requirements of the Planning Authority: a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: I. The unauthorised uPVC windows to the rear elevation shall be removed and historically-appropriate timber sash windows shall be inserted to these opes. In advance of commencement of works, the applicant shall submit 1:20 drawings of the proposed windows, demonstrating their pane arrangement is historically accurate. The installation of slim profiled double glazing may be considered where well detailed. Details of the proposed new glazing should be submitted. The applicant shall ensure that any proposed slim-line glass replacements conform to EU directives and shall confirm this in writing to the Planning Authority. The use of a slim profiled glazing with frittered glass between the panes is not appropriate for this Protected Structure and will not be supported as it can cause serious injury to the legibility of the glazing and special architectural character of the Protected Structure. The new frames should have a traditional putty finish to the exterior. II. Revised first floor ceiling layout omitting the suspended ceiling to the area of the front room which does not contain any plant to allow the full volume of this significant space be legible and the surviving historic cornice to be visible. III. Final dimensions, specification and location of the external air handling units proposed to the flat roof to the planning authority for written approval.
