3. The development shall be revised, as follows: i. The proposed extension which forms the guest bedroom suite shall be set behind the existing boundary wall. No part of the proposed extension shall be built directly onto the boundary wall with the public road (Strand Road). ii. The proposed velux roof on the northern elevation of the existing house shall be set down a minimum of 200mm below the exiting the ridge line. iii. The blackened Larch cladding shall be omitted from the elevation Strand Road elevation of the extension and also the front elevation of the Guest bedroom suite. The structure in these area shall be finished in a material similar in appearance to the existing house. iv. Prior to the commencement of development, details of the materials, colours and textures of all external finishes including samples, shall be submitted to and agreed in writing by the Planning Authority. v. The proposed increase in the height of the boundary wall shall be omitted. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority, and such works shall be fully implemented prior to the occupation of the building.
