2. Amendments to be agreed in writing: a) The proposed half hip, gable ended roof profile over the existing side extension shall be replaced with a hipped roof profile which matches the profile and eaves height of the main roof structure. b) The rear facing dormer window shall be revised as follows: i) The dormer shall have a maximum external width of 3.5 metres and shall be fully contained within the rear facing roof plane; ii) The dormer shall be setback at least 1 metres from the eaves of the main roof structure and shall be setdown at least 250mm from the ridgeline; iii) The external walls of the dormer shall be of a similar colour (or tiles/slates) to the existing roof finish; iv) All fascia/soffits; rainwater goods, window frames glazing bars shall be finished in a dark colour so as to blend with the existing roof. Any downpipes shall be located on the side dormer’s rear elevation. c) The first floor corner window to the rear bedroom shall be omitted from the development. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority, and such works shall be fully implemented prior to the occupation of the buildings.
