3. The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council; c) In advance of works commencing the applicant shall submit the following information to the Planning Authority for their written agreement: i) A full room by room photographic internal survey across the entire building, particularly in rooms where interventions are proposed, that shall identify internal features such as cornices, joinery including doors and door surrounds, the stairs, skirting, fire breasts and fireplaces. ii) Updated floor plans showing a revised layout at ground floor level shall be submitted retaining nib walls and a down stand of the historic walls of the rear return at ensure the integrity of the original planform is maintained. The removal of the fire breast in the kitchen shall be omitted in its entirety. This shall be retained. A detailed methodology for the proposed structural works to the rear elevation shall be submitted. iii) Details of all proposed finishes and materials for the proposed extension and replacement flat roof. Flashing details and 1:10 details for junctions between the new extension and new roof and the historic structure. iv) The applicant submit details of the boundary wall, confirming its material and coursing beneath the pebbledash. If the wall underneath is historic brick or stone, the wall shall be retained. A methodology for the removal of the pebbledash and a detailed schedule of repair and reinstatement works to the original walls to best conservation practice shall be provided. v) If the boundary wall can be proven to not be historic, the applicant shall submit details of the proposed new construction of the wall, based on a detailed analysis of the original side boundary wall at No. 45 Frankfort Avenue, using this wall as a template for the construction of the new brick wall. All new elements will match the historic wall. Full details of the proposed new elements such as materials, coursing, mortar colour toothing-in and repair work that shall be required shall be submitted. The new boundary wall between the subject site and the Protected Structure shall match the historic wall at No. 45 Frankfort Avenue. vi) Site exemplars for the removal of pointing, raking out, cleaning, patch repairs, re-facing and repointing, materials, coursing and mortar colour for the walls shall be agreed on site with the Conservation Officer prior to works commencing.
