4. (a) Prior to commencement of works on site, the applicant shall submit revised drawings for the written agreement of the Planning Authority demonstrating the following: The proposed vehicular entrance onto Lorcan Grove shall be omitted and the side boundary wall shall be shown to continue for the length of this side boundary. The existing vehicular entrance onto Lorcan Crescent serving 9 Lorcan Crescent shall be widened to create a shared vehicular entrance with a maximum 4m width. The widening of the existing entrance shall be a minimum of 2.5m from the surface of the tree trunks along Lorcan Crescent to the edge of the dishing as per Figure 1 of Appendix 5: Transport and Mobility: Technical Requirements of the Dublin City Development Plan 2022 – 2028. The existing street trees shall be clearly shown on the drawing. The entrance shall be no greater than 4m in width and shall not have outward swinging gates. The above changes, following agreement, shall be installed and available for use prior to first occupation of the proposed development.
