Description
PROTECTED STRUCTURE: the proposed works will include demolition of existing non original plant room and garden store to the east boundary, removal of existing side external stairs to east gable and non original bay window to rear south facing elevation off existing family room at basement level. Construction of new part 2 storey/ over basement level extension to east gable of house and single storey extension to south elevation at basement level and associated internal alterations. Accommodation will include the provision of a new glazed courtyard entered through existing side opening leading to new kitchen, pantry with a single storey dining area to the south elevation. Provision of 2 no. bedrooms and associated ensuites on upper ground level and first floor level accessed off the main staircase at mid & upper landing levels. Internal alterations at basement level to provide new utility and access to new dining area and provision of new shower room to gym. Alterations at first floor level to provide revised master ensuite and access to new side bedroom and which will involve removal of existing non-functioning chimney and chimney breast. Other works to the protected structure include : (1) repairs to the existing roof/valleys and cast iron rainwater goods, (2) upgrading/repair works to existing original window/door joinery, (3) new mechanical & electrical installations, (4) new plant room/storage facilities an covered side passage to new landscaped gardens to rear, (5) site services and revised drainage, (6) revised parking/landscaping to front garden together with alterations to existing vehicular entrance to provide new 3.6m wide opening and new replacement cast iron gates to match existing original cast iron railings.
