3. Prior to commencement of any works on site the applicant shall submit for the written agreement of the planning authority details of the following amendments: a) The 2nd floor front bay windows shall be rectangular in form with a vertical emphasis, with the width of the bay projections reduced in width and reshaped where required. b) The front and side rooflights shall be of the conservation type i.e., placed as flush as possible with the roof plane, and coloured to blend with the roof finish c) All cills shall be of the traditional double-thick type. d) The rear balcony to the duplex unit shall be fitted with 1.8m high screens. e) Any above ground floor side opes shall be permanently fitted with opaque glazing f) The ope to the rear 2nd floor dormer serving the duplex unit shall be either permanently fitted with opaque glazing to at least 1.8m above finished floor level or is fitted with an external louvre system with horizontal fixed slats/fins that redirect overlooking upwards. g) The roof shall be finished to match tiles/slates of No. 236 Malahide Road h) In addition to the treatment to the front bay features, the front and side elevations of the main development, as well as the chimneys, shall be finished in a brick and pointing treatment similar to that of No. 236 Malahide Road, with all rain water goods, soffits/fascia to be finished in a dark colour i) The elevations of the two rear 2nd floor dormers, along with any associated rainwater goods, soffits/fascia and any glazing bars shall be finished in a dark colour in order to blend with the main roof finish. j) Any external meter-cupboard doors shall be coloured so as to blend with the elevational finish they are set into k) Details of finishes/treatments to all other external areas not already assigned above.
