5. Prior to the commencement of development, the applicant shall provide details of the specific location and design of the extraction discharge points so as to demonstrate that fumes would be expelled at a minimum height of 1 metre above the eaves nearby properties. Reason: In the interest of protection and conservation of the environment and in the proper planning and sustainable development of the area.
