6. The following details shall be submitted for the written agreement of the planning authority in advance of the works commencing; a) 1:20, 1:10 detailed drawings of the adjusted frontage to No. 31 on Bachelor’s Walk and bachelor’s Way (the lowered window openings should be consistent on both elevations) and the new ground floor frontage to the smaller building to the rear, clearly illustrating new ‘shopfront’, doors, all new windows and signage, and new windows to the proposed extension at 2nd floor level on Bachelor’s Way. b) Junction details between partitions and window openings to retain and respect window surrounds new ground floor entrance to No. 31, escape door onto Bachelor’s Way, and Bedrooms No. 1, 2, 7, and 17. c) Details of high quality corrugated metal or standing seam roof covering to replace existing corrugated metal roof on the seven-bay former warehouse. d) Section through lift including details of lift pit and associated structural works, flashing details with existing building. e) Schedule of surviving historic fabric to be incorporated into the works (timber floor boards, decorative cornices, staircases, window and door architraves etc.) and conservation repairs including proposed repair works to timber windows, plaster, cornices, timber structure and staircases, external render. Reason: To protect the historic fabric, character and integrity of this protected structure and that the proposed repair works are carried out in accordance with best conservation practice with no unauthorised or unnecessary damage or loss of historic building fabric.
